Welcome to Aberletting. We have been providing high-quality student and professional accommodation in Aberystwyth since 1995. This guide explains the key steps involved in renting a property through Aberletting and what you can expect during your tenancy.
Finding a property

You can browse our available houses and apartments on our website. Our properties include student accommodation and professional rentals located throughout Aberystwyth, many within walking distance of Aberystwyth town centre and Aberystwyth University.
Each property listing includes photographs, a description, key features and the rental price. If you find a property that suits your needs, you can contact us to arrange a viewing.
Booking a Viewing
Viewings can be arranged by contacting Aberletting by phone or email. We recommend booking early, particularly for student houses near Aberystwyth University, as these properties are often reserved quickly.
If you are interested in renting as a group, please ensure that all members of your group are happy with the property before proceeding.
Reserving a Property
Once you have chosen a property, you will need to confirm your intention to rent it. At this stage you may be asked to provide basic details and complete the necessary application forms.
For student properties, all tenants listed on the tenancy agreement will normally be jointly responsible for the rent and the condition of the property.
Tenancy Agreement – Occupation Contract
Before moving in, you will be asked to sign a tenancy agreement. This agreement sets out the terms of the tenancy, including the rent, the length of the tenancy and the responsibilities of both the tenant and the landlord.
It is important that you read the agreement carefully and ensure you understand the terms before signing.
Deposits
A security deposit is required before the start of the tenancy. This deposit is held in accordance with UK tenancy deposit protection regulations and is returned at the end of the tenancy provided that the property is left in good condition and all obligations have been met.
Paying Rent
Rent is normally paid in instalments or monthly depending on the tenancy agreement. The payment schedule will be clearly explained before your tenancy begins.
Moving In
When you move into the property you will normally receive:
Keys for the property
An inventory listing the contents and condition of the property
Important contact details for reporting issues or maintenance
Please check the inventory carefully and notify us if anything appears incorrect.
During Your Tenancy
While living in the property you are responsible for taking reasonable care of it and reporting any maintenance issues promptly. Aberletting aims to ensure that all properties are maintained to a high standard and we will assist with repairs where required.
Tenants should also ensure that the property is kept clean and that neighbours are always respected.
Maintenance and Repairs
If you experience a problem in the property, please contact Aberletting as soon as possible. We will arrange for the issue to be assessed and repaired where necessary.
Emergency issues such as major water leaks or loss of heating should be reported immediately.
End of Tenancy
At the end of the tenancy:
The property should be cleaned and returned in the same condition as when you moved in (allowing for normal wear and tear).
All personal belongings should be removed.
Keys should be returned to Aberletting.
Once the property has been inspected and all obligations have been met, the deposit will be returned in accordance with deposit protection regulations.
Council Tax – What You Need to Know
Landlord Responsibilities
Landlords are responsible for paying council tax during void periods when a property is unoccupied. In some cases, landlords may be exempt if the property is empty and unfurnished. Tenant Responsibilities
During your tenancy, tenants are responsible for paying council tax. Full-time students may be exempt, but rules differ for properties with a mix of students and professional tenants.

To check your property’s council tax band, you can use the official DirectGov website by entering the property postcode.
